Tenant Fees Payable Before & During A Tenancy


As a tenant and before you decide to view or rent though Barbara Rees, you need to be made aware of the fees that may become payable before and during a tenancy.

We therefore set out below, details of the same and if you do decide to proceed to rent the property, acceptance of any application to rent will be subject to contract and certain checks, including (but not limited to) the provision of your I.D. a credit bureau check, employment and proof of income check, current landlord reference, residency and immigration checks.

Barbara Rees will provide you with a list of acceptable forms of I.D. and a tenancy application form on request.

In most cases and in addition to the rent due under the tenancy agreement, you will also need to pay a security deposit "bond" or provide a deposit replacement guarantee product (if the landlord will accept this instead of a cash deposit).

Deposits are usually equal to one month's rent or one month plus a week's rent (but could be more or less).

A holding deposit equal to one week's rent may also be requested to secure the property, whilst the referencing process is undertaken. In certain circumstances the holding deposit may become forfeitable following non disclosure of relevant information, misleading or false information given during the tenancy application process, to induce the granting of a tenancy.

In certain circumstances a guarantor may also be required, as an additional surety to guarantee the payment of your rent, in the event of you becoming unable to maintain rent payments or being in default of any of the tenancy terms.

The Renting Homes (Fees etc.) Wales Act 2019 permits certain fees and charges to be made where a tenant has defaulted or is in breach of their obligations contained within a tenancy agreement, please refer to the table below.

FEES PAYABLE BEFORE ENTERING INTO A TENANCY

Default fee for late or unpaid rent (Daily rate chargeable on any amount unpaid or more than 14 days overdue)

Use of the Landlords property keys (for a period of up to two hours) during office hours

The full cost of the replacement key, device, or lock
Early Termination, surrender or release from a Tenancy where the Tenancy is still in the fixed term and does not have a break clause (the Landlord is entitled to make a reasonable charge to cover their costs)
